                    Home Inspector Licensing and Training Program




The Illinois Home Inspector License Act was adopted to protect the public from unknowledgeable or incompetent inspectors. The law
requires that all licensed inspectors meet minimum competency by completing core education and successfully passing an examination.  A
Home Inspector is a person who directly or indirectly performs home inspections for another and for compensation.  A Home Inspection
is an examination of the exterior and interior components of residential real property. This includes the examination of at least 2 of the
following:  Heating, ventilation, air conditioning system; Plumbing system; Electrical system; Structural composition; Foundation; Roofing;
Masonry structure; or any other residential real property component as established by rule.   A license is required for every home
inspection entity, e.g. corporation, legal partnership. If the entity is a corporation, Articles of Incorporation shall be submitted along with
the application and required fee.  Any person who violates the Licensing Provisions of the Act is subject to criminal prosecution,
assessment of a civil penalty not to exceed $10,000, a temporary restraining order and permanent injunction. The complete Act, Rules

The requirements for a home inspector license include:

1) Application to the Division of Banks and Real Estate (BRE) on provided forms accompanied by the Required Fee;

2) Minimum age of 21;

3) Evidence of a high school diploma or equivalent course of study as determined by the Illinois State Board of Education (i.e. GED);

4) Pass a Banks and Real Estate (BRE) authorized exam; Proof of prerequisite classroom hours (60 Hours) of instruction in home
inspection from a Banks and Real Estate (BRE) approved provider before taking the exam.

  • ALL CANCELLATIONS MUST BE IN WRITING via fax, email, mail or in-person.

  • Cancellations received (fax or e-mail) five (5) days or more prior to the start of a course; you will be charged a 25% cancellation fee.
    No exceptions.

  • Cancellations received less than five (5) days prior to the start of a course, no refund is applicable.  However, students may enroll in
    another class within 6 months by paying a $25 transfer fee.  After six months students forfeit their tuition.  No exceptions.

  • If you are a “NO SHOW” for a course, no refund is applicable.  However, you may re-enroll in another class within 6 months paying
    a $25 transfer fee.  After six months students forfeit their tuition.  No exceptions.

  • ·Student’s who transfer from one class session to another at any time, will be charged a $25.00 transfer fee per course. One
    transfer per course is allowed.  No exceptions.

  • No cash refunds. No exceptions.

  • We reserve the right to cancel, postpone or reschedule any class session at any time for any reason.  In these situations, we will
    make every effort to contact each student by telephone as early as possible before the changed class.  It is the student’s
    responsibility to provide us with their most current telephone number.

  • We reserve the right to cancel, substitute or reschedule any instructor for any reason without notice.

  • Registration/reservations will NOT be held past the stated class start time.

  • Late arrivals will have the option of transferring to a self-study course (if available) and may audit the class if classroom space
    permits.  The $25.00 transfer fee will be waived.

  • Non-Registered, walk-in students will be accommodated AFTER all pre-registered students have been seated.

  • Students must be in attendance for all full class sessions in order to receive credit for a class. The information you
    provide below will be used to prepare your official state transcript or certificate of completion.
